With a reasonably short flight time from the UK, stunning coastline, great weather, fabulous food and inexpensive prices, Turkey has a great deal to offer those wishing to invest either for retirement or just a holiday home.

As a general rule, those looking to purchase property in Turkey tend to look in three main areas:

Istanbul, the cultural heart of Turkey which offers a cosmopolitan lifestyle.

The Aegean coast, which comprises of Cesme, Kusadasi, Altinkum and Bodrum.

The Mediterranean coast which ranges from Marmaris in the east to Alanya in the west.

Turkish property prices are much lower than other European destinations with beachfront duplex apartments available from £66,980 and the prospect of joining the European Union offers the investor the possibility of maximizing gains on property investments.

The buying Process:-

Buying a property as a non-national is a relatively straight forward process, despite the necessity for the military to approve all foreign purchases. In practice, however, the military sign-off is a formality and is only undertaken to ensure that the land on which the property stands does not fall within a restricted zone. The procedure takes three to six months and will be undertaken on your behalf by a solicitor appointed to you. A draft agreement wil then be prepared by the seller's agent for approval by your solicitor. You will need to pay a deposit, plus legal fees, taxes and agent's commission. You should budget on 6% to 7% of the purchase price for fees. Stamp duty is 3%, split between the buyer and the seller. Once the paperwork has been prepared, the buyer (or a solicitor on the buyers behalf) , seller and estate agent will sign the legal papers. At which point, the deed is registered in your name.
